Mobile Home Park & Manufactured Housing Community Laws by State

How each state regulates the tenancy between a manufactured-home community and a resident who owns the home and rents the lot: notice and limits on lot-rent increases, what a park must do to close or change use, residents' rights when the park is sold, how a home is sold in place, and which of the eight federal lender protections state law already requires. Every figure is read from the state's own statute and cited on the state page.

This comparison covers all 50 states. A "no state rule" cell means the state sets no rule on that point — the state page cites the law that governs instead — not that the state went unreviewed.

"None" in a column means the state's statute sets no such rule — lease terms and general landlord-tenant law still apply. Notice figures are the statutory minimums as each statute states them; the state page carries the day-counting rules, thresholds and exemptions, plus the sale-of-home rules and which of the eight federal lender protections the state already requires. Park-owned rental homes, RV parks and resident-owned communities are outside this topic.

No figure appears here unless it was verified against official state sources on the date shown — see how we verify.

What this topic covers

Manufactured-home and mobile-home community tenancies: a community owner and a resident who owns the home and rents the lot beneath it, in communities meeting each state's own statutory park definition (which itself sets the minimum park size). It excludes recreational-vehicle park occupancy, tenancies in park-owned rental homes (ordinary residential landlord-tenant law — the rest of this site), resident-owned communities and cooperatives, and the federal construction code for the homes themselves. Where a state exempts particular spaces from a rule, that exemption is carried on the state page.
